The Villas:
The properties are in an enclave of six luxury three-bedroom villas, located just a short stroll down a lovely Cypress-lined path from the Castello. Overlooking the vineyard with panoramic views that encompass the medieval hilltop towns of Mensano and Casole d’Elsa, these villas offer the best of both worlds – the privacy and charm of a Tuscan farmhouse and easy access to the spa, fitness centre, restaurant and other amenities at the Castello. The enclave has a wonderful infinity pool shared by the residents only. The villas average 1,066 sqm (3,500 square feet) with three master suites, full kitchens, dining rooms and living rooms, pergola-covered dining terraces with wonderful views and outdoor pizza ovens. Hotel room service is available in these villas.

Ownership Details:
Owners will hold a deeded 1/12 interest in a specific villa and they may stay in any of the three fractional villas subject to the reservations procedures. Additionally, the enclave’s infinity pool and common area are accessible only by owners, their family members and guests. 1/12 owner resale interests are currently priced from €350,000 – €385,000. Annual dues are estimated at €12,248 and include property taxes and insurance.
Reservation Procedures:
Owners may reserve up to three Planned Vacation Weeks each year. Vacation selection will commence in September and the vacation reservations are booked from beginning of March to the end of February each year. Owners will first book two consecutive Planned Vacation Weeks, then a third Planned Vacation Week. After all owners have reserved their three Planned Vacation weeks, they may reserve an additional Space Available Vacation at any time for up to a week at a time. (Unlimited usage – based on availability). As soon as an owner checks in for a Space Available Vacation another one may be reserved. Additionally, owners may reserve a Short Notice Vacation anytime within 75 days of arrival. Owners who wish to rent their villas may provide up to three reserved Planned Vacation Weeks to the hotel for rental. Up to three Planned Vacation weeks can be exchanged at the other resorts in the Collection.
