This amazing villa with a contemporary interior dates back to 1790 and has architectural features which make it a “Casa Leopoldina” with a central tower on the roof.
It has barns which were used until the 1970s for drying tobacco, and is surrounded by 1.5 hectares of land with a perfectly maintained garden, an orchard and an area for outdoor dining with a gazebo. Located near Montepulciano whose history dates back to the Etruscans (4th century BC), and is famous for its excellent vineyards which produce the Vino Nobile di Montepulciano DOCG.
The main villa of 724 sqm. has been perfectly and elegantly restored with exposed arches, vaults and luxury finishes. It is possible to build a swimming pool. The renovation of the property followed the principles of eco-architecture and all the materials used are natural and eco-compatible in the spirit of an ecologically sustainable use, completed by an electrical system made by a world leading brand.
The villa is part of the Leopoldino Cadastre of Florence which has only 120 original houses of this type, but this is a real masterpiece in Val di Chiana: it is one of the very few surviving, which has preserved intact its brick vaults dating back to the year of construction.
The villa is spread over three levels, the ground floor and the first floor measure 334 square metres, plus a “dovecote” which measures 56 square meters (livable and usable as a study, from which you can enjoy an incomparable view of both Montepulciano and Cortona).
The villa is entered on the ground floor through a main entrance, where there is a guest bathroom, which opens into a hallway leading to a spacious (24 sqm) modern Italian designer kitchen, a dining room (24 sqm.) and then entering an imposing 147 sqm living room, consisting of three adjacent areas separated by arches with a monumental fireplace.
The entire ground floor is open plan, made even more pleasant by the choice of a seamless white resin floor.
Also located on the ground floor there is a laundry room and a room with lots of potential, with a separate external access, currently used for storage but which could easily become a livable area, already with a room with preparations for a bathroom, for a housekeeper or caretaker.
The first floor is reached via a beautiful original stone staircase.
Magnificent is the large living room with a height of over four metres, with its original fireplace, at the corners of which you can access the four bedrooms with bathrooms and the master bedroom (45 sqm), preceded by a wardrobe on two levels, with an ante-bathroom (5 sqm) which precedes the large bathroom (24 sqm.). From the main bedroom, a well-lit “dovecote” (56 sqm) is accessed via a staircase.
The building complex also has two annexes, for a total of 194 square metres, partly still to be restored but in good structural condition. In one part of these there is the pellet boiler which is capable of heating the whole house and connected to a system which enables the customisation of activation in the various areas of the house, and the water systems.
